APPROACH

  • Convert plant to Integrated Primary/Secondary® design

IMPLEMENTATION

  • CEO ® system connected directly to JCI Metasys system via BACnet IP protocol, allowing tekWorx to gather real-time data on temperatures, flows, etc., and to fully control all plant equipment
  • Failover sequence developed and implemented to address control redundancy
  • No plant downtime during the course of this project
  • All major equipment remained in operation during commissioning

RESULTS

  • Manually operated system operating at 1.1kW/ton is now a real-time adaptive control system operating at .75 kW/ton
  • System experiences much less wear and tear
  • Operators are now freed up to perform other important tasks
  • CEO® User Interface has provides the staff with better insight into the system for diagnostics and trouble shooting

Sustainability: A Treasure Hunt for a Better Energy Solution

Verizon Retrofit Saves $85,000 a Year

Retrofitting a large central plant may seem overly daunting, especially for companies that deal with mission critical systems where it is imperative there be no downtime. Exasperating the issue is the fact that downtime is usually a requirement for any type of major implementation. tekWorx has vast experience working on retrofitting such facilities and has developed a system that minimizes downtime while optimizing existing equipment. One such retrofit was completed for a Verizon telecommunication facility that is in operation 24/7 and generates approximately $1 million in revenue per hour. It goes without saying downtime here is very expensive.

Prior to tekWorx involvement at Verizon, the central plant’s efficiency was rated a 2 on a scale of 10. After optimizing and automating the system using adaptive algorithms, changes in valves, VFDs, and the tekWorx CEO®, the plant is not a 9 or 10. tekWorx solution included installing a 3-way valve in the place of a 2-way valve so as to eliminate too much water entering the bypass valve; this excess flow directly impacts the chiller ∆ T levels and prevents chiller plant efficiency. The pumps were then updated with VFDs, slowing the pumps down while still satisfying load requirements easily and efficiently. The tekWorx CEO® system employed several algorithms to control monitors chiller plant kW consumption and simultaneously adjust operation of individual components to effectively minimize energy consumption.

Retrofitting the Better Buildings Challenge

In 2011 the Obama administration initiated the Better Buildings Challenge, a directive to reduce commercial energy consumption by 20% and to nationally reduce energy by $40 billion by 2020. Unfortunately, finding such savings can be incredibly difficult for buildings when energy hogs remain hidden in faulty lighting, AC, thermostats, furnaces, switches, and fans that malfunction or are altered by human activity. The Better Buildings Challenge has propelled itself back into the spotlight with the recent opening of Seattle’s Bullitt Center in April of 2013. Designed to be 83% more efficient than is typical for a building its size, the Bullitt Center is (self) described as the world’s greenest building. The building works to restore the “natural environment” via solar panels, occupancy sensors, energy emissions, and natural lighting. Regrettably, this architectural marvel does little to provide a roadmap for the energy personnel at existing structures.

Luckily, tekWorx has a successful solution for retrofitting existing facilities. Although an often overlooked area, significant savings are tied to analysis of the chiller plant operations. With at least 30% of all energy costs derived from a building’s cooling system, utilizing tekWorx’s adaptive CEO® system allows facilities to cut their central energy plant costs by as much as 50%. As an added bonus, tekWorx uses a plant’s existing equipment and BMS systems generally eliminating the need for additional capital investments.
